Depending on your situation, this is a list of the documents you will need to prove your creditworthiness to be able to rent an apartment in Barcelona.
If you are an employee of a company, you will need to:
- NIF / NIE
- The last 3 payslips.
- Contract of work, only in cases that do not leave reflected the seniority in the payroll. Only accept long term contracts for a period of 1 year or greater). In the event of a change of recent work, provide working life.
- Statement of income.
If you are self-employed, you will need to:
- NIF / NIE
- Statement of income
- VAT declaration
If you are a pensioner, you will need to:
- NIF / NIE
- Document Board (annual Summary )
If alquilaras on behalf of a company, you will need to:
- Section of the society
- Corporate tax
- VAT m. 390 and mod. 347
- Writing construction
- CIF
- Nif administrator of the society
- Last-end closing balance sheet and profit and loss account.
Security deposits and guarantees
Legally, the owners can only ask for a deposit of a month in contracts of more than one year; however, many are asking for more, some for up to 6 months.
Besides that, it also ask that you provide a bank guarantee of up to 6 months to be deposited in a Spanish bank, for which you'll have to pay a commission (around 1%). In case you don't pay the rent, the landlord shall have the right to withdraw the money directly from this account.
